Questions

Q: What kind of pets do you allow? Do you permit exotic pets?
A: We allow cats and dogs with no weight limit per apartment (Breed Restrictions apply). We do not permit exotic pets.
Q: How many pets may I have?
A: Limit 2 per apartment
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: $400 1 time pet fee per animal, $25 a month pet rent.
Q: What must I bring with me to tour an apartment?
A: Please bring a government issued photo ID.
Q: What are your fees and monthly charges?
A: Water - $25
Q: What are the income and credit qualifications?
A: We require that residents make at least three times the monthly rent amount in order to qualify financially.
Q: What is acceptable "proof of income" to sign a lease?
A: Options for proof of income include your last two, most recent pay stubs, last 3 months of bank statements, recent offer letter, or applicable tax documents.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: Qualification is off of household for the apartment unless there are criminal charges.
Q: Is my security deposit totally refundable?
A: Yes, provided there are no damages to the apartment and your final water bill has been paid.
Q: If I get a job transfer, can I break the lease?
A: Yes, you are able to break the lease agreement with an early termination fee.
Q: Can I change to a month-to-month lease plan after my first year?
A: Yes, please contact the office as additional fees will apply.
Q: What utilities are included in my lease?
A: Water and sewer are measured based off your individual usage and will be billed back through your resident portal each month. No other utilities are included in your rent amount.
Q: How long is the term of the lease?
A: Leases range between 12-15 months.
Q: Do you accept leases for short terms?
A: Not at this time.
Q: Am I required to have renter's insurance?
A: Yes, we require renters' insurance upon move in.
Q: Do you offer furnished apartments?
A: No
Q: Do you offer corporate apartments?
A: No
Q: If something needs to be repaired in my apartment, how do I report it?
A: Call office or after hours emergency maintenance line.
Q: When is my rent payment due?
A: Rent is due on the 1st of each month.
Q: What day of the month am I liable for a late charge?
A: 4th
Q: Will you accept electronic payments from my bank?
A: Not wire transfers, but you may use bill pay.
Q: Is there a place where I can pay my rent after office hours?
A: You may pay rent through the online resident portal.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Guests who stay longer than 7 days must be added to the lease agreement and undergo proper background screening.
Q: Do you have reserved parking?
A: Yes, reserved parking is available within the resident garage. Contact the office for current pricing.
Q: I have a motorcycle, where can I park it?
A: You may park it within the compact car spaces. Please ensure it is registered with the management staff prior to parking it within the garage.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes

A: No

Cast and dogs up to 100 punds permitted.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $400 for the first animal plus $400 for each additional animal.

Pet Rent

Monthly Rent of $25/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
