What kind of pets do you allow? Do you permit exotic pets?
We allow cats and dogs with no weight limit per apartment (Breed Restrictions apply). We do not permit exotic pets.
How many pets may I have?
Limit 2 per apartment
Are there any deposits, special fees, or monthly charges to have a pet?
$500 non-refundable one-time pet fee per animal, $25 a month pet rent per pet.
What must I bring with me to tour an apartment?
Please bring a government issued photo ID.
What are your fees and monthly charges?
We have a $55 Live Stella amenity fee that covers all the little "extras" like pest, trash, common area maintenance and package concierge!
What are the income and credit qualifications?
We require that residents make at least three times the monthly rent amount in order to qualify financially.
What is acceptable "proof of income" to sign a lease?
Options for proof of income include your last two, most recent pay stubs, last 3 months of bank statements, recent offer letter, or applicable tax documents.
What happens if I qualify for an apartment, but my roommate does not?
Qualification is off of household for the apartment unless there are criminal charges.
Is my security deposit totally refundable?
Yes, provided there are no damages to the apartment and your final water bill has been paid.
If I get a job transfer, can I break the lease?
Yes, you are able to break the lease agreement with an early termination fee and 60 days written notice.
Can I change to a month-to-month lease plan after my first year?
Yes, please contact the office as additional fees will apply.
What utilities are included in my lease?
Utilities are not included with the rent, but we do offer a corporate electric rate for residents! Water and sewer are sub-metered and billed back monthly along with allocated gas for the hot water. We have a boiler system which means we have unlimited hot water!
How long is the term of the lease?
Leases range between 12-15 months.
Do you accept leases for short terms?
We do offer 7-11 month leases as a short option, but there is an additional monthly premium.
Am I required to have renter's insurance?
Yes, we require renters' insurance upon move in.

If something needs to be repaired in my apartment, how do I report it?
Call office or after hours emergency maintenance line.
When is my rent payment due?
Rent is due on the 1st of each month.
What day of the month am I liable for a late charge?
Will you accept electronic payments from my bank?
Not wire transfers, but you may use bill pay.
Is there a place where I can pay my rent after office hours?
You may pay rent through the online resident portal.
There is a person who might be staying with me for a while, is that permitted by the lease?
Guests who stay longer than 7 days must be added to the lease agreement and undergo proper background screening.
Do you have reserved parking?
Yes, reserved parking is available within the resident garage.
I have a motorcycle, where can I park it?
You may park it within the compact car spaces. Please ensure it is registered with the management staff prior to parking it within the garage.
My children live with me in the summer; do I need to notify your office when they arrive?
